LTP 2021 Rates vs LTP 2024 Rates
So, have done a little digging and a little of that maths stuff just to see what sort of impact the 2024 version of the rates hikes are against the 2021 LTP rates expectations.
Here is a comparison of what an average rates increase would have been under the 2021-2031 LTP rates percentages vs what the current 2024-2034 LTP rates are for the same period (now to 30/31).
UHCC Rates increases promised to be under 6%

To the right is from the UHCC 2023 Annual Plan where the council is very proud to say they have kept the rates to 5.81%
"We revisited our plans and budgets for the 2023 – 2024 year and have planned for a net rates requirement increase of 5.81% (effectively keeping it below inflation). We have done this, keeping the needs of the community in mind, and staying in line with the limit we committed to in the LTP. "

Rates Impacts on Lower CV homes in Upper Hutt
So, UHCC what has changed soooo much in 1 year that all of a sudden we are touching on 20% and in some cases higher rises? This graph does not show the spread of increases proportial to the number of houses in each band but is intended to show the percentange increase of rates at each of the $50k markers identified.
e.g. a home with a CV of $550,000 will have an increase in UHCC rates of 24.00%.

What if I don't pay my rates
According to the Banking Ombusdmans website if you don't pay your rates or have overdue rates the council can advise the bank and hold it over your property through your mortgage.
